Furnished Monthly rental: Apartment for rent in Milan Milan Area Lombardy Italy, for longer stays

Homely 1-bedroom apartment, with outdoor area next to Marche metro station

*Booking conditions:

Maximum stay: 12 months (renewable)

- Deposit: equal to one monthly rent for stays between 1 and 3 months,
and equal to two monthly rents for stays from 4 to 12 months.

- The deposit must be paid upon check-in, otherwise the property will be
available again for other customers.

- For long stays, the rent can be paid on a monthly basis.

- Before the start of the lease, the first month's rent and the deposit
must be paid in full.

- Before proceeding with the lease, the tenant must sign the lease and
accept the terms and the conditions of the service.

- In order to proceed with the rent of the apartment a document that
states the reasons for the stay in Italy (studying or working reason) is
required.

- The apartment is available for both private and corporate rentals.

- For corporate rentals a 30% surcharge is
required.

THE PRICE INCLUDES:

-VAT

-Check-in and check-out during office hours on working days from Monday
To Saturday (from 3pm until 7pm).

- Assistance service, also in English

-Contract registration fee (in case of renewal, the costs will be charged to the customer)

- It is possible to arrange a free visit to the property during office hours

THE PRICE DOES NOT INCLUDE:

Utilities. A fixed monthly price must be paid starting from the second month together with the monthly payment. Depending on the type of the apartment rented, the fixed prices of the utilities are:

- Studio 50 euros

- 1 bedroom apartment 75 euros

- 2 bedroom-apartments 100 euros

- 2 bedroom-apartments and above 150 euros

In case tenants exceed the fixed monthly price for the utilities, the balance must be paid upon the check-out.

CHECK-IN/CHECK-OUT:

- Check-in and check-out at the apartment out of office hours is possible upon request only and after the office acceptance. Tt requires an extra cost of €30.

- Check-in and check-out are not accepted on Sundays and holidays.

Please Note:

? In case of renewal of the contract, registration fees (50 €) will not be included

? INITIAL and FINAL CLEANING SERVICE and first linen are required to pay at the time of check-in together with the security deposit

-150 € for studios;

200 € for one-bedroom apartments;

250 € for two-bedroom apartments and above.

We do not accept requests for final cleaning done by the customer.

? Although the final cleaning is done by us, the apartment must be left tidy, without food, garbage, private clothing or items purchased during the stay, it must be left in conditions similar to how it was delivered, in case of failure to fulfill to what is requested above, the property avails itself of the right to withhold the security deposit in part or in full.

? Weekly or biweekly cleaning available upon request

? For stays longer than one month it is necessary to be in possession of the Tax Code (for information ask our dedicated assistance service).

DEPOSIT:

- Upon check-out if no damage is found to the apartment and all pending costs are paid the deposit will be returned within 14 days after check-out.

CANCELLATION POLICY:

-In case of booking cancellation with a 90-day notice before the arrival date, 25% of the total amount of the reservation will be retained, between 89 and 30 days the 50% of the total amount of the reservation will be retained, in case of notice shorter than 30 days 100% of the amount of the reservation will be retained.

- Once the rental period has begun, it is possible to cancel the contract with a 90-day notice without incurring in penalties, in case of shorter notices the entire deposit or part of it will be withheld.

-At check-out, if no damage is found to the apartment and all pending
costs are paid, the deposit will be returned within 14 days after check-out.

CONDIZIONI DI PRENOTAZIONE:

? Soggiorno minimo: 1 mese

? Soggiorno massimo: 12 mesi (rinnovabili)

? Deposito: pari a 1 mensilità per i soggiorni tra 1 e 3 mesi, e pari a 2 mensilità per soggiorni tra 4 a 12 mesi

? La caparra dovrà essere pagata al momento del check in, in caso contrario la proprietà tornerà disponibile per altri clienti

? Per soggiorni di lunga durata, l'affitto può essere pagato su base mensile

? Prima dell'inizio della locazione, l’affitto del primo mese e la cauzione devono essere pagati interamente

? Prima di procedere alla locazione, il conduttore deve firmare il contratto di locazione ed accettare i termini e le condizioni del servizio

? Al fine di procedere con l'affitto di natura transitoria è richiesto un documento che riporti i motivi del soggiorno in Italia

? L'appartamento è disponibile per affitti sia a privati che ad aziende

? Per contratti ad uso foresteria (intestati ad aziende) è richiesto una maggiorazione del 30%

IL PREZZO INCLUDE:

? IVA

? Check-in/out durante gli orari d'ufficio in giorni lavorativi da lunedì al sabato (dalle 15:00 alle 19:00)

? Servizio di assistenza, anche in lingua inglese

? Spese di registrazione del primo contratto (in caso di rinnovo le spese
saranno a carico del cliente)

IL PREZZO NON INCLUDE:

? Utenze e acqua, prezzo fisso mensile con conguaglio a fine soggiorno, da pagare a partire dal secondo mese di soggiorno, insieme al pagamento della seconda mensilità. In base alla tipologia di alloggio affittato, si richiedono per le utenze:

- Monolocali 50 euro

- Bilocali 75 euro

- Trilocali 100 euro

- Quadrilocali in su 150 euro

CHECK IN/OUT:

? Check-in/out presso l’appartamento fuori orario e giorni d'ufficio (costo extra di 30€ dalle 7.30 alle 15.00 e dalle 19.00 alle 21:00) solo previa richiesta ed accettazione dalla struttura.

? Check-in e check-out non sono accettati le domeniche e nei giorni festivi

DA SAPERE:

? In caso di rinnovo contrattuale le spese di registrazione (50€) non saranno incluse

? Servizio di pulizia iniziale e finale e prima biancheria hanno l'obbligo di pagamento al momento del check-in insieme al deposito cauzionale (150€ per i monolocali; 200€ per bilocali; 250€ per trilocali o più) Non si accettano richieste di pulizie finale fatte dal cliente.

? Nonostante le pulizie finali vengano fatte da noi l'appartamento deve essere lasciato in ordine, senza cibi, spazzatura , indumenti privati o oggetti acquisiti durante la permanenza , deve essere lasciato in condizioni simili a come vi è stato consegnato, in caso di mancato adempimento a quanto sopra richiesto la proprietà si avvale della facoltà di trattenere in parte o per intero il deposito cauzionale.

? Pulizie settimanali o bisettimanali disponibili su richiesta

? Per soggiorni superiori ad un mese è necessario essere in possesso del Codice Fiscale (per informazioni chiedere al nostro servizio di assistenza dedicato)

DEPOSITO CAUZIONALE:

? Al check out, in caso non vengano riscontrati danni all’appartamento e tutti i costi dovuti siano stati saldati, il deposito verrà restituito entro 14 giorni dopo il check out.

POLICY DI CANCELLAZIONE E RECESSO:

? In caso di cancellazione della prenotazione con preavviso di 90 giorni rispetto alla data dell'arrivo sarà trattenuto il 25% del totale della prenotazione, tra 89 e 30 giorni sarà trattenuto il 50% del totale della prenotazione, con preavviso inferiore ai 30 giorni sarà trattenuto il 100% della prenotazione.

? Una volta cominciato il periodo di locazione, è possibile recedere dal contratto con 90 giorni di preavviso senza incorrere in penali, in caso contrario verrà trattenuto l'intero deposito cauzionale o parte di esso.

? Al check out, in caso non vengano riscontrati danni all’appartamento e tutti i costi dovuti siano stati saldati, il deposito verrà restituito entro 14 giorni dopo il check out.
