Hi! I'm Tiziana and together with my husband Gianluca, we are happy to receive guests that love to discover Italy and Florence. We live in our apartment, 120 squares meters with wood parquet, big windows, one terrace of 10 squares meters, full of light and very close to the city center: we are 650 meters from Santa Maria Novella Station. It is easy to reach from the Florence airport too thanks to the tramway (stop in: Viale Fratelli Rosselli, then 2 minutes by walking). Your room is a bright 21 square meters double room which means you have a big space for you only, with private bathroom inside the room! There is WI-FI, new super silent air conditioning, fan, new heating in the whole apartment as well as double glazing and armored door at the entrance. There is an elevator to get to the first floor, where we are. SPECIAl OFFERS FOR POlIMODA, ISTITUTO MARANGONI and IED STUDENTS. You will have your own double room newly renovated with private bathroom inside. Your room is cool and soundproof, which allows our guests to the maximum privacy. The double bed you seen in pics has been renewed in October 15th 2023 with a Sofa bed from DORElAN: the top quality sofa bed in Italy. Check the brand online !It is very comfortable, both cushions are in orthopedic memory foam, one has a special cervical shape. The bathroom in your room is brand new (2018), equipped with toilet, large luxury shower and sink. A built-in wardrobe allows you to arrange your clothes. Guests can access the living area of course: the living room and the kitchen, for tea and coffee. If you like, we can also enjoy a Netflix series, but you also have your private TV in the room. Once per week, our housemaid will clean the apartment, as well as your room, changing the sheets... etc . The cost is not included: it is 30 euro per week. For monthly stay, you are asked to pay in advance 120 euros for the cleaning + 100 euro for water/gas/energy bills. Take into account that during Holidays (Christmas Holiday, Easter Holiday, National Bank Holidays) you will need to add + 10 euro per night per person to the total amount that will be visible on the website. This +10 euro per night per person has to be paid at your arrival. We wish to live in a clean apartment: this is why we prefer guests that are respectful of the common spaces as well as their room. Smoking is not allowed in the apartment nor in the room. If you will smoke in the apartment, in your room or in any space that is not the terrace, you will be asked to leave the apartment the same day and the deposit will not be given back. We like to separate waste, so if possible, we ask our guests to take care to split paper / plastic / glass / undifferentiated. What we wish to offer is a real good experience: not a sterile room furnished with "tourist" objects. You will live in our house, which we share with pleasure with guests. You will have quality products, a comfortable bed (and not a second choice mattress, typical of tourist accommodation), soft and ergonomic pillows. We will be available to give you local suggestions. In your room you will find: - TV - Free WIFI - Fan - Adapters for the power sockets - Maps of Florence - Books & Magazines in Italian but also English - Towels and bed linen that will be changed once or twice per week according to your request. - Shampoo, soap and shower gel The neighborhood is vibrant: with excellent restaurants where you can have a true culinary experience. Both typical Tuscan and from the whole world: Indian, Japanese, Mexican, Fish and Pizzerie. We are very close to the SMN station, The Florence Opera, the Stazione leopolda (5 minutes maximum walk) and the Cascine Park, for pleasant walks or running activities. We are close to the Visarno Arena where a very popular rock festival takes place during the summer. With Tramvia you can reach the Visarno arena in 5 minutes or 15-20 minutes if you want to take a walk in the park "le Cascine". Almost all buses stop close to: either SMN Station or leopolda / Opera. I speak English, French, Spanish and Italian. My fiancé speaks English. I'm working as luxury Communication Consultant for brands and companies that need my support. I'm also an International Marketing Professor for few Universities. I love Fashion, Art and good readings: this is why you will find many interesting books all around the house. Gianluca works in the Hospital, he loves to listen to music and ride the bike. He plays the drums (not at home!). The deposit will be given back to you if everything will be left in the same conditions you found the room and apartment.
