Welcome in your double room of 21 sq meters, newly renovated with private bathroom inside, 650 meters for REAL from Santa Maria Novella Station and Polimoda. We are 5 minutes by walk from the City Center, and very close to IED, Istituto Marangoni, Accademia Italiana.
We are open to host guests up to 2 months, depending on our calendars. We prefer to host guests for minimum 1 week or 1 month, but we are able to host you also for two weeks. up to two months. Ask directly and we will manage your request.
WEEKLY PRICES for one person:
650 euro per 1 week (7 days, 6 nights). If you are a student, the price is discounted: 600 euro. Cleaning included.
900 per 2 weeks (14 days, 13 nights). If you are a student, the price is discounted: 800 euro. Cleaning excluded.
We are perfectly placed to reach IED, MARANGONI, ACCADEMIA ITALIANA.
Cool and soundproof, this room allows maximum privacy to our guests. The double bed has been renewed in 2020 and it is now a sofa bed by \;DORELAN bed\;: one of he top quality mattress company in Italy. It is highly comfortable, both cushions furnished are in orthopedic memory foam, one has a special cervical shape.
The bathroom is renewed (2019), equipped with toilet, large shower and sink. A wardrobe allows you to arrange your clothes.
Together with my husband, we will be happy to share with you our suggestions and to talk to you. As well as to respect your privacy, if you prefer to have a limited interaction with us. You will have your own privacy, as the room is on the right side of the apartment, while on the opposite side there is the rest of the rooms. A private bathroom will give you all the comfort you need.
What we wish to offer is a real good experience: not a sterile room furnished with \;tourist\; objects. You will live in our house, which we share with pleasure with nice and polite guest. You will have quality products, a comfortable bed (and not a second choice mattress, typical of tourist accommodation), soft and ergonomic pillows. We will be available to give you local suggestions. In your room you will find:

- Books & Magazines in Italian but also English and French
- Towels and bed linen that will be changed once or twice per week according to your request.
- Shampoo, soap and shower gel
You can access the living area as well as the kitchen. If you like, we can also enjoy a Netflix series, but you also have your private TV in the room.
Once per week, our housemaid will clean the apartment, as well as your room and your toilets, changing the sheets... etc . The cost is not included: it is 40 euro per week (for stays of more than 1 week).
We wish to live in a clean apartment: this is why we prefer guests that are respectful of the common spaces as well as their room.
Smoking is not allowed in the apartment nor in the room. If you will smoke in the apartment, in your room or in any space that is not the terrace, you will be asked to leave the apartment the same day and the deposit will not be given back.
We like to separate waste, so if possible, we ask our guests to take care to split paper \ plastic \ glass \ undifferentiated.
You will be asked to pay the deposit of 400 euro. The deposit will be given back to you if everything will be left in the same conditions you found the room and apartment.
We ask our guests to use their own products for cooking (like olive oil, vinegar, sauces...etc) as well as for using the washing machine, which means to have your own laundry detergent. We will give you all the items useful for cooking and preparing your food as well as dishes, glasses etc.
The neighborhood is vibrant: with excellent restaurants where you can have a true culinary experience. Both typical Tuscan and from the whole world: Indian, Japanese, Mexican, seafood and Pizzerie.
We are very close to the SMN station, IED, Istituto Marangoni, The Florence Opera, the Stazione Leopolda (5 minutes maximum walk) and the Cascine Park, for pleasant walks or running activities. We are close to the Visarno Arena where a very popular rock festival takes place during the summer. With Tramvia (tramway) you can reach the Visarno arena in 5 minutes or 15-20 minutes by walk. Always through the tramway you can reach in 20 minutes the airport. Almost all buses stop close to: either SMN Station or Leopolda \ Opera.
We are 5 minutes by walk from the city center: this is not San Jacopino area, which is a different neighborhood, a suburbs area.
It is not allowed to invite friends to sleep in the apartment. In case you wish to invite friends, relatives to sleep in the apartment, you are kindly asked to give us all the information and documents about that person: ID CARD number, name, family name, eventually nights this person will stay. We will take into account your request and reply to you.
For stays of 1 week or less - For information, bed linen and towels are washed with the addition of a hygienizing hypoallergenic medical-surgical product, to give maximum hygiene and cleanliness.
For stays for more than 1 week: you are invited to buy your own “Amuchina Polvere” or “Omino Bianco igienizzant” or similar hygienizing hypoallergenic medical-surgical powder. You will add this product when washing your clothing in our shared washing machine.
Also we kindly ask to be respectful of the people living in the building: do not talk louder in the stairwell nor at the entrance of the building. In case you meet somebody in the building, it is polite to say “Buongiorno” or “Buonasera” :)
