Die Wohnung befindet sich in fußläufiger Entfernung zur Hochschule München an der Trambahnhaltestelle Sandstraße. In unmittelbarer Nähe befinden sich Lidl, dm, Penny, Edeka sowie mindestens ein Bäcker.
Die Wohnung ist 33,04 m2 groß, Aufteilung siehe Grundriss, voll möbliert, 140 cm Bett, Schlafcouch, höhenverstellbarer Schreibtisch mit hochwertigem Schreibtischstuhl, eigene Waschmaschine, Wäscheständer, Staubsauger, Kaffeevollautomat, Mikrowelle, Toaster, Wasserkocher, Spülmaschine, Kühlschrank mit Gefrierfach, Backofen und Herd.
