ECONOMIC CONDITIONS
1. Deposit.
Minimum 2 months’ rent.
• It will be returned by bank transfer within 45 days, once the flat is empty, the condition of the flat has been reviewed and the utilities have been paid (water, electricity and gas).
• The amount of deposits will be subject to the final decision of the landlord of the property.
2. Agency fees.
• For 11 months stay, Temporary Rental: Agency fee is 10% of the annuity + VAT 21% .
3. Price of rent.
The rent of the first month or proportional days of the month.
4. ITP. Property Transfer Tax (one time payment).
A. For 11 months: Short-term rental: 0,5% of the total price of rent.
5. Utilities (water, electricity and gas)
A. Will pay a fixed rate as a provision for each month , this amount, will be paid together with the rent.

• Short-term rental (for11 months): We will take a fixed rate as a provision each month, which we will compare to the consumption of the flat during the contract.
This amount will depend on the size of the flat and the amount of tenants.
b. Final cleaning.
It’s mandatory and up to the tenant that will be paid at the end of the rental for Temporary Contracts. The price depends on the flat and the condition in which the flat is left. The flat will be clean when entered.

• Photocopy of Passport\DNI\NIE of each of the tenants.
• Proof of income: Loan or employment contract and last 3 pay slips. In some
cases, a financial guarantor, an up-front payment and\or a larger deposit may be
needed. In case of financial guarantor: passport + 3 last pay slips or 3 last bank
movements of the parent of each student.
• University enrollment (hidden) (hidden) + receipt of university enrollment payment
• Home address in the city of origin. (document to provide this information)
