Das Schlaf-\Studier- Zimmer befindet sich im Erdgeschoss mit Blick in den Garten.
Eine ‘eigene’ Kueche (zweite Kueche Eigentuemer im anderen Stockwerk) ist vorhanden, welche auch den Zugang zur Gartenterasse ermoeglicht.
Ein Wohnzimmer ist auch im Erdgeschoss vorhanden (welches vom Eigentuemer normalerweise nicht genutzt wird und in dieser Betrachtung ein geteiltes Zimmer ist, aber groesstenteils zur freien Verfuegung steht. Im Erdgeschoss ist weiterhin eine Toilette vorhanden, welche der Eigentuemer normalerweise auch nicht benutzt.
Das in der WG geteilte Badezimmer befindet sich im zweiten Stockwerk (2. Stock = Eigentuemer).
Die Kondition der Benutzung der Raeumlichkeiten, kann unter dem Bezug einer Warmiete (675,-) angedacht werden (Einzelheiten im Dialogue der Applikation).
Anm.:
Die Heizkosten und Stromkosten (benutzte Zimmer anfallen) sind limitiert zu 6000[kWh] und 2000[kWh] und assoziiert zu 12 Monaten (und in kuerzeren Benutzungszyklen justiert). Einen Excess (Ueberbenutzung) wird mit dem Deposit verrechnet. Das Budget des Wasserverbrauchs is limitiert zu max.: 50[m^3]
Stellplatz fuer Auto moeglich: (+)50€
Die zu den Kosten korrelierte Mindestbewohnungsdauer ist einschliesslich Juni 2025 angesetzt (von Oktober 2024).
“Eine Reduzierung der Bewohnungsdauer koennte moeglich sein, wuerde aber auf Anfrage eine Neudefinition der monatlichen Gebuehr bedeuten (z.B. Wintermonate korrelieren zu erhoehten Heizkosten welche im Standardpreis gleichmaessig eingearbeitet sind, andere Gebäude-Fixkosten (anteilig auch eingearbeitet) fallen auch fuer ‘Ausfallmonate’ an).”
Es moege auf Anfrage eine Verlaengerung der Laufzeit moeglich sein (kann aber vom Eigentuemer ohne Gruende aufzuzeigen abgelehnt werden). Im Falle einer Verlaengerung werden die Konditionen neu ausgelegt (z.B. auf neue Marktkosten Elektrizaet angepasst werden). In diesem Falle kann die Bewohnung auch fuer einige Zeit durch Bau-\Renovierungsaufwendungen wesentlich beeinträchtigt werden.
Reinigung der (benutzten) Räumlichkeiten und Aussenbereiche, Geraeten und Utensilien ist vom Benutzer erwartet.
Es ist auch erwartet, dass sich an Taetigkeiten wie Muelltonnenhandhabung, Schneereinigung des Buergersteiges uebernommen wird (ref.: Zeiten andere Personen der WG sind zu Zeiten nicht vor Ort).

The bedroom\study is located on the ground floor with a view of the garden.
An 'own' kitchen (second kitchen landlord on the other floor) is available, which also provides access to the garden terrace.
There is also a living room on the ground floor (which is not normally used by the owner and in this view is a shared room, but is mostly available for free use. There is also a toilet on the ground floor, which the owner does not normally use.
The shared bathroom in the flat share is located on the second floor (2nd floor = owner).
The condition of use of the rooms can be considered with the payment of a warm rent (675,-) (details in the dialogue of the application).
The above stipulated cost is correlated to a minimum utilization duration (from October 2024 onwards) including the month of June 2025.
Note:
The heating and electricity costs (used rooms) are limited to 6000[kWh] and 2000[kWh] and associated to 12 months (and adjusted in shorter usage cycles). Any excess (over-utilisation) will be charged against the deposit. The budget of water consumption is limited to max: 50[m^3]

\;A reduction of the occupancy period could be possible, but would mean a redefinition of the monthly fee on request (e.g. winter months correlate to increased heating costs which are equally included in the standard price, other fixed building costs (also included proportionately) are also incurred for 'down months').\;
An extension of the term may be possible on request (but can be refused by the owner without giving reasons). In the event of an extension, the conditions will be revised (e.g. adjusted to new market costs for electricity). In this case, the occupancy may also be substantially reduced for some time due to construction\renovation efforts.

For students, the registration of a guarantor may become relevant under certain circumstances.
