This magnificent two-bedroom apartment is the right compromise between city and privacy. A few steps from the center, the apartment is well connected thanks to the various means of transport available such as trams and buses. The area in which it is located is full of services such as supermarkets and pharmacies, restaurants and clubs. In addition, there is also a large park nearby (Parco Vittoriano Formentano), perfect for relaxing walks.

Living room and kitchen
The two bedroom apartment consists of a large living area with an open-plan kitchen. The living room consists of a colorful and large sofa bed, next to which there is a white bookcase. In addition, in the day area there is a table with a wooden top and four chairs where you can comfortably enjoy your lunch or dinner. The living room opens out to a small and charming balcony.
The kitchen features all the necessary amenities, including an oven, a microwave and a refrigerator. In addition, it also comes with an island featuring an induction hob.
Bedrooms and bathrooms
The first bedroom has a graceful style. It features two single beds, which can be joined in a comfortable double bed, framed by a large built-in wardrobe with several doors. Next to them is a desk, useful as a work or study space. The second bedroom has a spacious double bed and a beautiful built-in wardrobe, perfect for long-term stays.
The first bathroom has wooden elements and features all comforts, including a modern and spacious shower. The second bathroom is in the second bedroom, has wooden furniture and is equipped with all sanitary fittings. Here too there is a big, functional shower.
HOUSE RULES
Our prices include Residence Service with assistance and include: VAT10%, utilities (electricity and gas up to a maximum daily amount), check-in assisted by (hidden) Staff, internet Wi-fi. You do not have to pay condominium fees or agency fees.

Tax excluded from the price:
For stays of 30 nights or longer, during the check-in, a short term tenancy agreement will be stipulated. In order to properly register the contract, the payment of a stamp duty (equal to 32€) and a registration tax (equal to 2% of the rent with a minimum of 67€) will be needed - only half of this amount will be paid by the guest. There are exemptions in case of application of the tax withholding (cedolare secca) fiscal regime.
During the check-in you must show the Italian Tax Identification Number, in addition to your Passport and Identity Card. If you don't have it, you can ask for it at the nearest Italian Revenue Agency or your diplomatic offices in Italy (more information: (hidden)).
Security deposit
We remind you that on arrival day will be required a security deposit, must be done with credit card, which will be refunded within 72 working hours from day of departure.
Check-in time
The standard check-in is between 3 p.m. to 9 p.m. Late check-in from 9 p.m. to 12 a.m. - 30€.
Final Cleaning Service
You may have to pay a fine starting from €30 if you do not follow these rules: leave the apartment (i.e. floor, furniture, etc.) in good conditions; leave the kitchen clean (hob with no meal leftovers and\or dishes and tableware to wash); dispose of trash properly.\t

The utilities are included up to a maximum daily amount in order to respect the environment.
Rules
Smoke is forbidden even with open windows. Electronic cigarettes are not allowed as well. Any kind of drug is forbidden.
It is forbidden to host during the night people who haven’t checked in. It is forbidden to make noise from 10 p.m. to 8 a.m.

Questo magnifico trilocale si trova a pochi passi dal centro ed è ben collegato grazie ai diversi mezzi di trasporto. La zona in cui è situato è ricca di servizi come supermercati e farmacie, ma anche ristoranti e locali. Nelle vicinanze, inoltre, è anche presente un grande parco (Parco Vittoriano Formentano) ben disposto per delle passeggiate.

Soggiorno e cucina
Il trilocale si compone di un’ampia zona living con cucina a vista. Il soggiorno è dotato di un ampio divano letto, accanto al quale è presente una libreria. Inoltre, nell’area si trova un tavolino con piano in legno e quattro sedie. Dal soggiorno si raggiuge anche un piccolo e grazioso balconcino.
La cucina, invece, si compone di tutti i comfort necessari. Di rilievo è la presenza di un’isola su cui poter cucinare per mezzo di un piano ad induzione.
Camere e bagni
La prima camera da letto si presenta con uno stile grazioso. All’interno della stanza sono presenti due letti singoli, con la possibilità di unirli in un comodo letto matrimoniale, incorniciati da un ampio armadio a muro con diverse ante. Accanto ad essi si trova una scrivania. La seconda camera da letto, invece, presenta uno spazioso letto matrimoniale, ai piedi del quale si trova un bellissimo armadio a muro, adatto anche a lunghe permanenze.
Il primo bagno, arredato in legno, si compone di tutti i sanitari necessari e rilevante è la presenza di una doccia molto moderna e spaziosa. Il secondo bagno, invece, si trova all’interno della seconda camera da letto sopra descritta e anch’esso è arredato completamente in legno e dotato di tutti i sanitari. Anche qui è presente una doccia molto spaziosa e comoda.
REGOLE DELLA CASA
I nostri prezzi comprendono il Servizio Residence con assistenza e includono: IVA (ove prevista ai sensi del D.lgs. 633\72) biancheria da camera e bagno iniziali, utenze (luce e gas entro limiti di utilizzo giornalieri per evitare sprechi), accoglienza del personale (hidden) in appartamento, Internet Wi-fi. Non ci sono spese condominiali o commissioni di agenzia.

Tasse escluse dal prezzo
Per i soggiorni pari o superiori alle 30 notti al momento del check-in verrà stipulato un contratto di locazione transitorio, per la cui registrazione è previsto il pagamento di una imposta di bollo (pari a 32€) e di un'imposta di registro (pari al 2% del canone di locazione con un minimo di 67€), solo la metà di tale importo è a carico dell'ospite. Deposito cauzionale

Orario check-in
L’orario di check-in standard è dalle 15.00 alle 21.00. E' previsto un supplemento di 30€ per il check-in dalle ore 21.00 alle ore 24.00.
Consumi utenze
Si ricorda che, al fine di evitare gli sprechi, le utenze sono incluse fino ad un importo massimo giornaliero, al fine di evitare gli sprechi e tutelare l'ambiente.
